HVAC maintenance and AC tune-ups
Maintenance is oversold across this industry. Here is what a visit genuinely does, what it does not do, and why the drain line matters more here than almost anywhere else.
What is actually in the visit
A maintenance visit worth paying for
The phrase “tune-up” covers everything from a genuine service to somebody hosing down a condenser and writing a ticket. The difference is measurement. A real visit produces numbers, and those numbers are what tell you whether the system is healthy or drifting.
The work divides into three parts.
Cleaning covers the condenser coil, the evaporator coil where it is accessible, the blower wheel and the drain pan. A dirty condenser coil raises head pressure and makes the compressor work harder for less cooling. A dirty blower wheel quietly reduces airflow across the whole house.
Condensate work means clearing and treating the drain line, checking the pan and confirming the float switch functions. In this climate that is not a formality. It is arguably the single highest-value item on the list.
Measurement covers capacitor values against their rating, contactor condition, motor amp draw, refrigerant pressures, superheat and subcooling, temperature split across the coil and static pressure where it is worth taking. These are what turn a service visit into information about the year ahead.
What it will not do
Worth being straight about this, because the industry generally is not.
- It will not stop a compressor failing
- It will not seal a refrigerant leak
- It will not make an undersized duct system adequate
- It will not add years to equipment already at the end of its life
- It will not fix a house that has never cooled evenly. That is a distribution problem
Anybody selling maintenance as insurance against all failure is selling you something else.
Why here specifically
The drain line is the reason maintenance earns its keep in Houston
Houston averages around 75% relative humidity and roughly 50 inches of rain a year. An evaporator coil in this climate does not just cool air, it removes a genuinely large volume of water from it, every day, for seven months.
That water collects in a drain pan and leaves through a condensate line. In most houses in Sugar Land, Missouri City and Stafford, the air handler is in the attic and that line runs across the attic before exiting somewhere outside. It is a permanently damp, warm, dark pipe, which is an excellent environment for biological growth. Over a season, that growth restricts the line.
When the line blocks, water backs up into the pan. A float switch should detect the rise and shut the system down. If the switch works, you lose cooling on a hot day and call somebody. If it does not, or if the secondary pan is also compromised, the water goes through the ceiling below.
Clearing and treating that line once a year is a small job. Replacing a bedroom ceiling is not. That asymmetry is the strongest argument for maintenance in this specific climate, and it is worth more than anything written about extending equipment life.

Filter intervals vary with the filter type, pets and how much the system runs. A one inch pleated filter in a house with dogs will not last three months.
